Getting the appliance out is half the job

Kitchens of this size are built around tall cabinet towers, and a double wall oven set at chest height in a face-frame tower is one of the more awkward things in a house to service. The appliance is heavy, its whole weight is carried on a frame that was cut to fit it, and the trim that hides the gap has to come off before anything else can move.

None of that is a problem as long as it is planned for. It becomes a problem when a repair is quoted as though the part were the job. On a Deerwood call we allow time for the appliance to come forward, for the run to be protected, and for two people where two people are genuinely needed — an oven brought out on its own is an oven dropped on somebody’s floor.

The same is true of the electrical side. A built-in oven in a house of this vintage is normally on its own circuit, but a kitchen that has been rebuilt around a bigger appliance package does not always have the circuit that package assumes. Where a fault is intermittent rather than dead, the supply behind the appliance gets checked before the board in front of it.

Appliance packages that age as a set

Deerwood and Deercreek are largely 1980s and 1990s houses, and the kitchens in them have generally been rebuilt once — often in the 2000s, sometimes in the 2010s — around a complete built-in package. Wall ovens, a rangetop or a range, a hood, a warming drawer, sometimes a steam oven and a coffee system, all installed in the same month.

That has a consequence we point out honestly on the first visit. When the wall oven is showing its age, the hood blower bearings and the warming drawer element are on the same clock. It does not mean everything needs replacing. It does mean that if we are already inside the cabinetry for one job, it is worth five minutes to look at the rest, and it means we would rather tell you what is coming than let you find out one appliance at a time.

What we get called for most here

Wall ovens, more than anything. These are big kitchens with double ovens that do serious work at holidays, and the two faults we see repeatedly are temperature drift and hinge sag.

Drift is the quiet one. The sensor’s resistance curve moves as it ages, the oven comes up short, and the error grows with temperature — an oven 25 degrees low at 350 can be 60 low at 500. Bakers notice long before roasters do.

Hinge sag is the one nobody guesses. An oven door is heavy, its whole weight passes through two small pivots, and once those wear the door hangs a couple of millimetres open along the top edge. You cannot see two millimetres. An oven trying to hold temperature against that gap fights a permanent leak, overshoots, recovers and overshoots again, and the swing at the food is far wider than the display suggests.

Storms and boards

Roughly 68 thunderstorm days a year cross this part of Florida. Surge damage to a control board is common and it is deceptive, because it presents as a mechanical fault: an element that heats intermittently, a mode that quietly stopped working, a display that no longer matches what the appliance is doing. We check the supply and the board first, because fitting a new element to a damaged board means paying for the job twice.

Deerwood is not a coastal ZIP, so salt-air corrosion is not the driver here that it is in Ponte Vedra Beach or at the Beaches.
