A mile or two from the Atlantic, and it shows
Most places in this service area have one dominant environmental problem. In 32082 it is corrosion, and the reason is simply proximity: the appliance is sitting a mile or two from the ocean, and the air it lives in is doing slow work on every metal part that moves.

Salt air works on everything you cannot see
Salt does not destroy an appliance in an event. It works slowly, on the parts nobody looks at, and it shows up as symptoms that seem entirely unrelated to corrosion.
Oven hinge pins stiffen first. A stiff hinge means a door that no longer closes with the same even pressure along its whole length, and a door standing two millimetres open at the top edge is enough to cost you real temperature stability. The owner experiences that as baking going wrong, not as a rusty hinge.
Fasteners are next. Screws around a back panel or under a rangetop seize, and the first time anyone finds out is when the appliance finally has to come apart and the heads round off.
Then there is the outdoor end of the ventilation. Roof caps, wall caps, backdraft damper pivots and external blower housings live in the weather, and in 32082 they age visibly faster than the same hardware in Fruit Cove. A hood that has become loud in Ponte Vedra Beach is very often loud because of a part mounted on the outside of the house. Dampers that seize half-open strangle the airflow and let humidity, insects and outside air back down the duct.
Outdoor grills take the worst of it, unsurprisingly. Burners, venturis and grates in an oceanside outdoor kitchen simply do not last as long as the manufacturer’s expectations assume.
Storm outages, and the fault that shows up late
The other thing 32082 shares with the rest of the coast is weather. This area sees roughly 68 thunderstorm days a year, and the Beaches have been through multi-day outages within recent memory — Matthew in 2016, Irma in 2017, Helene in 2024.
Surge damage almost never stops an appliance outright, which is what makes it hard to attribute. It takes one function and leaves the rest: a cooking mode that no longer responds while everything else works, an element that heats on some cycles and not others, a display reading one thing while the oven does another. Weeks can separate the weather from the symptom, so the storm is rarely mentioned when the call comes in.
Mention it anyway. On an appliance that changed behaviour after a bad week we check the supply and the board first, because fitting a new element downstream of a damaged board is a way of buying the same repair twice.
Kitchens of every vintage
The housing here spans decades. Sawgrass Country Club and Sawgrass Players Club date from the late 1970s onward, Marsh Landing and The Plantation are largely 1980s and 1990s, Odom’s Mill and the newer infill are later again, and a good proportion of all of them have had at least one kitchen rebuild.
That matters because a rebuilt kitchen inherits its predecessor’s ductwork more often than anyone admits. We regularly find a current professional hood connected to a duct run that was sized and routed for something far smaller, which is a guaranteed disappointment no matter what blower is on the end of it.

The drawer would not slide fully home so the seal never met the frame. He adjusted the rails, found a screw left over from the install fouling the runner and took it out. It closes with one push now.

Air was coming back down the duct whenever the wind got up off the ocean. He fitted a proper backdraft damper and sealed the transition at the roof. The kitchen no longer smells of dinner at bedtime.
