The 32092 corridor covers King and Bear, Murabella, SilverLeaf and Shearwater. Almost everything is recent construction, which shifts our work away from fitting problems and toward ventilation, induction cooling and storm damage.

## One ZIP, several decades of building

32092 covers a lot of ground west of I-95. King and Bear and Murabella came
out of the 2000s; SilverLeaf and Shearwater are considerably newer, still
filling in through the 2010s and 2020s. What they have in common is that all
of them were built around modern kitchens — full built-in appliance packages,
correctly sized cabinet openings, dedicated circuits where they are needed.

That removes an entire category of work from our day here. We rarely fight a
36-inch range into a 30-inch opening in 32092, and we rarely find a
professional hood connected to ductwork from another era. What is left is
water and airflow.

## Induction, and the faults that are not faults

Induction cooktops are common in the newer end of this ZIP, and a fair
proportion of the calls we take on them turn out to be the appliance working
exactly as designed.

Pan detection is the usual one. An induction element heats the pan, not the
surface, by inducing a current in it, so the pan has to be ferrous and it has to
sit flat and cover enough of the element to be recognised. A pan that has warped
its base slightly, or a small pan on a large element, gets refused or cycles on
and off, and from the kitchen that reads as an intermittent cooktop rather than
as a pan problem. A magnet on the base settles the first half of that question
in two seconds.

The genuine faults sit underneath. An induction cooktop contains power
electronics that need airflow, and that air normally comes from below, through
whatever space exists between the appliance and the drawer or cabinet beneath
it. Pack that space to the ceiling and the cooktop will run for twenty minutes
and then shut an element down to protect itself — a fault that arrives at a
consistent point in a cooking session rather than at random, which is the clue
worth noticing. Clearing the drawer is free. Replacing a power board that has
been cooked repeatedly is not.

## Tight houses and big hoods

The newer end of this ZIP — SilverLeaf, Shearwater, the recent Murabella
phases — is built to a modern envelope standard. Good for energy bills,
awkward for ventilation, because a hood can only exhaust as much air as the
house can let back in.

The symptoms of a house that is short on makeup air are distinctive. Interior
doors pull themselves shut when the hood is on high. An exterior door takes
noticeable effort to open. Extraction is clearly worse than the blower's
rating implies, and often the hood is loud while doing very little, because
what you are hearing is restriction rather than airflow. The residential code
requires makeup air for kitchen exhaust rated over 400 CFM precisely because
of this.

Before we quote a blower on a 32092 hood call, we check the airflow path, the
baffle condition and the backdraft damper. Frequently the blower is fine.

## Storms

Roughly 68 thunderstorm days a year cross St. Johns County, and control boards
are what they cost. Surge damage is deceptive: it shows up as an element that
heats sometimes, a cooking mode that stopped working while the rest of the
appliance is healthy, or an induction element that quits twenty minutes into a
session. We check the supply and the board before condemning anything else.
