Almost every kitchen in 32081 is newer than the appliances are old, which changes what goes wrong in it. Very little of our Nocatee work is fitting problems; most of it is ventilation, commissioning and storm damage to control boards.

## A new appliance is not a fault-free appliance

Nearly everything in 32081 went in during the last fifteen years, and the
assumption that follows — new house, new appliances, nothing to go wrong yet —
is the one we most often have to unpick on the phone.

Equipment installed as part of a builder's package is commissioned once, at
handover, in an empty house. It is not usually cooked on hard until the family
has moved in and lived there a year. Faults that were present from day one
therefore surface late and look like failures rather than what they mostly are:
installation details that were never finished. A range not levelled to the
countertop, so a pan of liquid sits to one side. A door out of square with the
cabinetry, which costs real temperature stability once the seal is not meeting
evenly. Side clearances left tighter on one edge than the other, so the
electronics behind the fascia spend their life warmer than they should.

None of that is expensive to correct, and all of it is cheaper to correct early.
On a first visit in Nocatee we check the install before we check the appliance,
because in a house this age the install is where the odds are.

## Storms, outages and boards that fail weeks later

The other thing that reliably takes appliances out here has nothing to do with
how new the house is. This area sees roughly 68 thunderstorm days a year, and
St. Johns County has been through multi-day outages — Matthew in 2016, Irma in
2017, Helene in 2024.

Surge damage is deceptive because it rarely stops an appliance outright. It
takes one function: a mode that no longer works while everything else is fine,
an element that heats on some cycles and not others, a display that no longer
matches what the machine is doing. The gap between the weather and the symptom
can be weeks, so almost nobody mentions the storm when they call. If your

## Big hoods in tight houses

Nocatee is new. Coastal Oaks, Twenty Mile, Del Webb, Greenleaf Village and
Seabrook Village were built in the 2010s and 2020s to modern envelope
standards, which is excellent for your power bill and creates a specific
ventilation problem for people who cook seriously.

A hood only exhausts what the house can replace. Put a professional hood in a
tight house without adequate makeup air and you get the classic symptoms:
interior doors that pull shut when the hood is on high, an exterior door that
resists opening, and extraction that is clearly worse than the blower's rating
suggests it should be. The residential code requires makeup air for kitchen
exhaust systems rated over 400 CFM, and that requirement exists for exactly
these houses.

If your Nocatee hood is loud and your kitchen still smells of dinner, we would
rather check the airflow path and the makeup air situation than sell you a
blower.

## What we do not see much of here

Nocatee kitchens were designed around built-in appliances from the start, so we
spend very little time here on the fitting problems that dominate work in the
older Jacksonville neighbourhoods: undersized cabinet openings, missing
dedicated circuits, ducts that were improvised in 1962. When something does
need to come out of the cabinetry in 32081, it comes out the way it went in,
which makes the job predictable and the estimate honest.

What replaces those problems is the pair above — the commissioning details
nobody finished, and the electronics. Both are worth catching early, and both
are cheaper to catch than to wait out.
